What Our Clients Say About Our Roof Repairs
Protect Your Property With Preventative Roof Maintenance
Our regular maintenance program will help ensure that your home or business is protected from potential damage at its earliest stages. With our 20+ years of roofing experience, we’ve seen it all. We understand the unique challenges that come from the South Florida climate, from severe hurricanes to extreme heat. We’ll be able to identify vulnerable parts of your roofing membrane or flashing and address them before they escalate into larger issues.
What to Expect from Our Roof Maintenance Program
During this pre-planned maintenance visits we will perform a visual inspection of the roof and identify any problem areas. Then, our team will quickly rectify the situation if we identify any areas that need roof repairs or minor fixes. Below are four of the key elements we address during our routine maintenance inspections.
Identify Wear and Tear On Roofing Materials
Roofing material can expand and contract, especially in South Florida where it is blistering hot one moment and then rains the next minute. But this rapid change in temperatures can cause cracks in your roofing materials. While we are on the roof for the inspection we will check for the common fault lines and cracks that can lead to leaks. We will also do a thorough walk-around noting any parts of the roof that need spot repairs.
Drains, Debris, Standing Water, and More
If your drains are not working properly, standing water can pool on the roof and cause significant damage to the roof. To protect against this issue, we’ll inspect all the drains, gutters, and downspouts to ensure that water can flow off the roof. If there is a blockage or clog, we will clean it out so that water can properly drain off the roof. We will also remove any debris from the roof so that it doesn’t end up in the gutters. When leaks are detected on your roof, our team acts quickly to fix and seal them at their source!
Seams and Roof Transition Areas
Next, we’ll inspect the seams and open areas of the roof, looking for any signs of poor adhesion or areas where the seams of the roofing material might be compromised. We’ll inspect for any transitions between slopes, corners, or flashings. If smaller patchwork is required, we’ll address these concerns right away to prevent them from growing even larger.
Flashing Penetrations, and Pipes
One of the most common areas for a roof to require maintenance is along the flashing, pipes, or penetrations. These areas are often more susceptible to leaking than most other parts of the roof. We’ll look for material around these protrustions to check for cracking, peeling, or caulk that is aging and needs to be replaced.

Whether you own a home, a retail store, or an office building, we have the expertise to keep your roof in peak performance for years to come.
Commercial Roof Maintenance
Since commercial buildings are often several stories high, it can be difficult to visually inspect them for damage. This is why having Phoenix’s professional roofing contractors inspect the roof and perform needed maintenance is so crucial.
We especially recommend our maintenance program for commercial roofs, as they are more prone to foot traffic. Any commercial roof that has HVAC units, numerous vents, or roof access, is more susceptible to damage caused by the foot traffic and maintenance of those rooftop units. Therefore, it’s even more important to regularly monitor the condition of these areas of the roof.
Flat Roof Maintenance
High-rise buildings, shopping centers, and most types of commercial buildings will often have a flat roof system. Having your flat roof maintained by a licensed roofer will help prolong the roof’s life. In our program, we’ll be able to perform minor repairs or apply coatings when needed. Often, the roofing material is expected to last 20-plus years, but some components, such as caulking around a pipe, might only last 7 to 10 years.
Commercial flat roofs are made up of layers of insulation and roofing material, which means a leak on a flat roof can enter one location but spread to other points of the roof decking. These are the types of maintenance items that need to be monitored and why having an experienced roofer identify issues early-on and perform repairs before a problem becomes worse.
Multi-Family Buildings
Other types of commercial buildings, such as apartment complexes, community associations, or multi-family buildings, will often have sloped roofing consisting of shingle, tile, or metal roofs. These types of roofs will also need regular maintenance to prolong their lives. From inspecting flashing along the walls to pipes, gutters, and more, a maintenance plan can make all the difference for your community without breaking the bank.
A shingle roof is more susceptible to high winds that can blow a shingle off, exposing the roof decking. Having a regular inspection will enable us to maintain minor repairs like this. Additionally, roofs that are surrounded by trees can have branches that crack or break tiles, exposing the roofing material to the sun, which can speed up the aging process. There will also be areas of roof sealant that will need to be maintained around pipes, flashings, and other penetrations on the roof.
